Looking to buy a foreclosed home?

I was limited today to a house that is foreclosed. They are asking $ 146,000.00 for a 3 bedroom, 2 baths and 3 car garage. It has a upstairs loft that is clearly a complement in a bathroom incomplete. There are many things wrong with this house. There are holes in the wall, kitchen cabinets look terrible, no equipment, BAD CARPET NEEDS (or anykind of flooring, tiles, etc) should be cleaned and needs of the windows. For much more to the list. This house has great potential. I'm guessing about $ 65,000.00 to renovate EVERYTHING! First, how do I go about buying this house. I do not want to "lowball" but clearly this house is worth $ 146,000.00. Who do I have to go and what should I do? I have a hunch about this house and I love it, but how do I enter this without sinking into it? It has to be empty for a year and a half ... much work is needed, but I love it. JP Morgan Chase, now owner of the house ... What I do? And how do I do? Thank you!

You really need someone to represent you in this transaction. I warn that the purchase of this, and have a story, you herewith for you to read. Find a real estate agent to work with someone who has experience dealing with REO or foreclosed properties. Want know what has been selling in the neighborhood, if you are more are being sold over $ 200,000 then you may be fine with it. But the agent to a CMA on this property. I wish all the best! Read on: Foreclosures become more than some bargain for Jim Buchta, Star Tribune, does not need to remind Danelle Hoeppner that the number of mortgage defaults is skyrocketing. Nearly two months ago, she and her boyfriend, Brad Cheney, made an offer on a house that was in Bloomington default, but still must obtain a response from a California lender that holds the mortgage. "With all the homes on the market, do not you think he would like the money?" Luis Cantero, he said. "I do not suppose it works." If you believe the infomercials promising instant wealth from distress sales, then the record number of foreclosures should mean easy pickings for investors. But real estate agents and potential buyers say that the bank offers many houses owned go unanswered for weeks, and! that closures are sometimes abruptly canceled. Commercial blame for delays in a growing backlog of listings and on the ill-prepared mortgage companies that may be hundreds of miles away and extremely personal. Some experts say that buyers are contributing the problem by making unrealistic offers standby of snagging a bargain. "It's unbelievable, and I'm hearing this from every agent that talk," said Jay Anderson, of Coldwell Banker Burnet in Minneapolis, who has been waiting six weeks for an answer to the property offering a home foreclosure is planning to hold for investment. Listings delay is increasingly experts say that buying a bank owned property should not take more of a traditional operation, and most come without problems, but real estate agents say some buyers are facing increasingly frustrating delays, as mortgage delinquencies rise. In early This month, a study based in Minnesota, sh! eriff sales said there were 11,207 foreclosures statewide! In 2006, a ND a record pace continued until 2007. In July alone there were 975 executions in the 13-county Twin Cities metropolitan area, compared to 392 a year earlier, according to RealtyTrac. The slow housing market is doing little to help those who are trying unsuccessfully to sell their homes before the situation comes to a sheriff sale final. These houses are usually short-sale list, " in which the owner has made arrangements with the lender to sell the property for less than what was to be no return to the lender. These operations can be more complicated, partly because the conditions of sale must be approved by lenders. In addition, lenders often are in offices far away, where the loss of mitigation departments are struggling to process lists and to prevent other owners from meeting the same fate. Richard Bauer, the agent representing anxiety home sellers Luis Cantero and Cheney are trying to buy, said that ACR! OSS in the country, lenders are struggling to adapt to changing market conditions. Bauer said he has received four offers from the Bloomington house, but none of the other buyers were willing to wait for the lender to process the offer, leaving more sellers into foreclosure. "You hear that and not sound logical," said Bauer, an agent with Edna Real Estate in Minneapolis. "But he wonders:" Is it logical to this mess? "The gaze of an expert, Danielle Babb, a California-based real estate investor and author, said that investigations into the bank owned listings have increased 400 percent nationwide, but because a typical lender can process only 10 to 12 A day levels are becoming unmanageable. Babb said the largest lenders and brokers are well equipped to manage the dam and have a staff of large size that can be reassigned from one task to the next. However, many small and medium enterprises that are new to the mortgage industry right! are not sufficiently nimble enough to process these transactions quickly! OUGH, and sh said. "And with layoffs [happening within the industry], banks are even more stretched, so they're not ramp up now, "said Babb, who recently co-author of" Finding Foreclosures. "Dan Arrigoni, president and CEO Twin Cities based in the U.S. Bank Home Mortgage, said his company does not have a backlog of listings, in part because it offered the highest risk sub-prime and Alt-A mortgages who are significantly more likely to default. The company, working with a national real estate service and local sales agents, who now has just under 120 properties, and the average time to market for them is about four months. "The Realtors want to sell, as bad as us," said Arrigoni. However, recognizing that they are concerned, many mortgage companies to stay in business. "These companies are struggling to survive and to fund loans, "he said. Patrick Carey, senior vice president of default and maintenance operations of Wells Fargo Home Mortga! GE, said that while the number of ads in your company owns has increased, the company has increased staffing and training to meet demand. Carey said his department is trying to work on their homes quickly, in large part to avoid negative impacts to the community. foreclosed houses can be a drag on value property if they fall into poor condition or if sold at clearance prices. "We will not deteriorate values in a specific district," he said. "Investors need to get the market price of such property. "On both sides of Byron Anfinson of Coldwell Banker Burnet said he has seen the situation from both sides. He has had buyers who were essentially left homeless because of problems with the job title that delayed the closure, but also received a response from some lenders Low bids in just 15 minutes. Lenders blame consumers for some of the delays, either ridiculous or incomplete pape! rwork submitted by buyers. Jim Miley, or president! f reside ntial property Bremer Bank in Minneapolis, said many lenders are losing lots of money on their lists, because they financed at the peak credit market or spread beyond the property value. "We had some very zealous lending going on," he said. Some even speculate that the lenders are unwilling to sell their ads because they are expecting the market to improve or market has changed since the list prices. Patrick and Briana Schiebout wondered if this situation occurred when they bought their house divided into Rosemount. The first-time buyers saw it, loved it and made a full price offer in an effort to close the deal. It took the bank seven weeks to respond, and then responded with an offer slightly higher than the original list price. The couple, who saw exclusion as a great opportunity to finally enter the market, were willing to pay the highest price since only did it! I do not have the energy to spend through the process again. "We threw our hands in the air," said Patrick. "We will not wait another seven or eight weeks, so I accepted."
